The energy performance certificate APE (=attestato di prestazione energetica) is the document of the energy performance of a building. The certificate provides information about the energy characteristics of the building and shows the thermal insulation or the energy and heat loss in energy classes from A to G. The certificate can only be issued by a certified energy auditor. The certificate can only be issued by a qualified professional who must provide proof of specific expertise and registration in the specific professional list.
Legal notice
If in Italy a purchase or rental contract is concluded, an energy certificate must be available or a corresponding declaration must be made in the contract. Furthermore, the energy certificate is required not only for new buildings, but also for old buildings during renovation and reconstruction. The energy certificate is also obligatory when advertising real estate (for sale or rent).
Period of validity
The energy certificate is valid for 10 years from the date of issue and must be updated whenever there is a significant change in energy efficiency. By submitting a self-declaration, which must be sent to the public agency “CasaClima' before the expiry date, the energy certificate is extended for a further 10 years.
Minimum requirements for new buildings
Since 12 January 2005, energy-saving construction has been compulsory in South Tyrol. The minimum requirements for new buildings have been in force since 1 January 2017 and stipulate that new residential buildings must be built to the minimum standard 'CasaClima A'.

CasaClima A Gold - heating energy requirement under 10 kWh/m2a
CasaClima A - heating energy requirement under 30 kWh/m2a
CasaClima B - heating energy requirement under 50 kWh/m2a
CasaClima C - heating energy demand under 70 kWh/m2a
CasaClima D - heating energy demand under 90 kWh/m2a
CasaClima E - heating energy demand below 120 kWh/m2a
CasaClima F - heating energy demand below 160 kWh/m2a
CasaClima G - heating energy demand over 160 kWh/m2a
