Little things with a big impact
The first impression counts and it should be a good one. Signs of use in a house are normal, but what sellers have long since stopped noticing immediately catches the eye of prospective buyers. Today, the real estate market is a buyer's market, i.e. many house offers, few potential buyers. Everything should therefore fit, because customers who are looking forward to a new home look very carefully. A clean house from kitchen to bathroom scores points, and everything should work - from lights with lamps to taps with hot water.
Tip: Little things can be repaired in advance with little effort - such as a broken skirting board or unsightly silicone joints. Suddenly holding the door or window handle in your hand could also make buyers skeptical. There is currently too much concern about high tradesman costs that could still be incurred. Uncertainties quickly become the reason for saying NO to the house on offer.
Minimalism has a positive effect
Crackling colors or outdated wood paneling - everyone is granted exceptional taste. In our experience, however, it makes sense to neutralize bright colors on the walls if you want to sell. A pink sofa with a yellow carpet or colorful bed linen in a full bedroom can also quickly overwhelm the visual senses. Potential buyers are often unable to think these things away - listing photos are then not appealing.
Tip: Reduce is the magic word. Painting over brightly colored walls with soft colors and replacing the colorful bedding with neutral ones works wonders. A little effort for a lot of positive impact on sales time and sales price.
Designing instead of emptying
About minimalism - removing all furniture from the rooms is rarely advisable. For one thing, it makes it more difficult to visualize space - if the old armchair, floor lamp and table are still in the living room, it's easier. Secondly, clearing out often reveals stains on walls or floors that spoil the picture.
