Home Staging: Optimize your real estate sales results noticeably

There is no second chance for the first impression. A survey by the Hamburg Institute for Management and Economic Research (IMWF) shows that the first impression plays a decisive role in a successful property sale, according to which around 85% of female prospective buyers and around 76.9% of male prospective buyers decide emotionally for or against the property within the first few seconds of entering a property. This is where so-called home staging comes in.

While this practice has long been a tried and tested means of successfully selling real estate in the USA since the 1970s, home staging has only become increasingly popular in Europe and Switzerland since the 2010s.

The extra proceeds are diverse and fluctuate between 0% and 5% in

  • 31.8% of sales,
  • 30.9% between 5% and 10%,
  • 18.5% of transactions between 10% and 15% and
  • 18.9% of property sales exceeded the previously determined market price by more than 15%.

When used correctly, home staging can therefore contribute to a noticeable appreciation in the sales price, with price increases of up to 15% being no exception according to DHGR observations and significantly accelerating real estate sales on Upper Lake Zurich. Accordingly, more than half of the properties marketed with home staging were sold within a maximum of 4 weeks, with 11.8% of the houses and apartments on offer generating a purchase commitment after the first viewing. Finally, around three quarters of the properties marketed using home staging were successfully sold within the first 12 weeks.
The effectiveness of the targeted staging of properties during marketing is all the more impressive when you also take into account that around 450 of the 1,300 properties sold had already been offered beforehand and, without home staging measures, 60% of them would have remained on the real estate market for at least 6 months or even longer without a successful sale.
