The planning and construction of a new home in Mallorca also determines its energy consumption over the coming years.
The well-considered choice of materials for exterior walls, insulation and windows, lighting and heating systems, etc. give each property a kind of seal of approval. For example, a new build in Mallorca must have at least energy efficiency class E in order to obtain a building permit. A house with energy efficiency class A can consume up to 85% less energy than an apartment with only energy efficiency class G.
An inspection and determination of the corresponding energy efficiency class can therefore only be carried out on site by an architect, an engineer or a comparable energy consultant.
Since June 2013, all owners who wish to sell or rent out their property are therefore obliged to present an energy certificate / energy pass. This does not have to be available at the notary appointment, but already when the house, the apartment from 50 square meters and even the commercial unit is offered for rent or sale. Estate agents, sellers and landlords are therefore already obliged to state the energy efficiency class when advertising the property.
