It is not one of the documents required when buying or renting a building, but it shows that a building meets the minimum requirements and is suitable for people to live in.
The certificate of habitability - Spanish: la cédula de habitabilidad
It may only be the size of a postcard, but without it you will not have access to water, electricity, internet or gas.
When your property is completed for the first time, extensively renovated, extended or its use is changed, you will receive the cédula de primera ocupación - certificate of first use. This is valid for the next ten years and certifies that the minimum requirements for size, technical equipment and sanitary facilities have been met.
After this, the certificate of habitability must be renewed and is given a new name: la cédula de renovación - German: the renewal certificate.
If your property was built before 01.03.1987, then apply for the third version of the certificate of habitability la cédula por carencia - German: the certificate due to deficiency/absence.
If you now want to have your certificate of habitability issued by the Insular Council - Spanish: Departamento de Territorio del Consell de Mallorca, then remember the following documents: proof of ownership, plans and photographs including the cadastral data, signed by the architect, the building permit and the building completion certificate from the architect and the municipality.
