While in Germany, the real estate agent's client - usually the landlord - pays the agent's commission, in Mallorca it is the seller or, when renting an apartment or house, the tenant.
The real estate agent in Mallorca is usually paid his commission when the purchase contract has been signed in the presence of a notary - i.e. when the buyer has paid the full purchase price. In the case of rentals, the tenant pays when the contract is signed (rental agreement).
There is no fixed amount for the estate agent's commission. In the case of sales, between 3 and 6% of the sales price and in the case of rentals, one to 1.8 times the monthly rent is usual.
