A cottage in the countryside is an attractive alternative for more and more Germans. Two-thirds of respondents are seriously considering a move, creating a new trend. Large houses and apartments are particularly in demand.
The peace and quiet, the proximity to nature and the possibility of having one's own garden speak in favor of moving to a more rural region. On the Internet portal ImmoScout24, the search for rural houses has increased by about 30 percent since the pandemic. Particularly in the environs of Berlin and Hamburg the demand for single-family houses rose clearly more strongly than in the cities themselves.
The desire to move to the country is more pronounced with men than with women: 66 per cent of the asked ones indicated to consider a removal into a more rural region. Among women, the figure was just under 60 percent. With 67 and 68 percent, the desire is most pronounced in the younger age groups 18 to 29 and 30 to 39 years.
In addition to the greater proximity to nature, the cheaper housing costs and more living space are good arguments for living in the country for more than every second person. Disadvantages see scarcely 57 per cent of the asked ones above all in the longer travel routes to the work. As a disadvantage, just under half also cited the lower variety of shopping and cultural opportunities.
The demand for single-family homes in rural areas rose nationwide between January 2020 and January 2022 by more than 31 percent, while it was only 20 percent for condominiums and only nine percent for rental apartments.
The strongest increase in demand was for condominiums and single-family homes of more than 150 square meters, followed by apartments of 80 to 100 square meters.
In the areas surrounding Berlin and Hamburg, demand for single-family homes rose the most. Munich also recorded increased demand in the surrounding area, but the demand in the urban area is much higher.
